When Your Credit Card is Charged
A valid credit card is required to reserve a guest room, and Sipapu accepts VISA, MasterCard, Discover and American Express. Payment is due in full 15 days prior to your arrival, with the exception of the following holiday seasons.
These holiday seasons require full payment 30 days prior to your arrival:
- Presidents’ Weekend
- Memorial Weekend
- July (the entire month)
- Labor Day Weekend
- BMW Weekend
- Thanksgiving Week
These holiday seasons require full payment more than 30 days prior to your arrival:
- Payment is due in full for all December reservations on October 1 or when the reservation is booked after October 1.
- Payment is due in full for Martin Luther King weekend on November 1 or when the reservation is booked after November 1.
- Payment is due in full for Spring Break on December 1, or when the reservation is booked after December 1.
Our Cancellation Policy
Life happens, we get it. So, if your plans change, please contact us at least 15 days before your scheduled arrival date (or 30 days if you’re staying with us during a holiday season) to cancel without penalty.
If your plans change within 15 days before your scheduled arrival date (or 30 days if you’re staying with us during a holiday season), you will be issued a refund only if another party reserves your room.
If you are reserving a block of four (4) or more rooms, we consider this a group reservation. All group reservations require a $100 non-refundable holding fee that is due at the time when you book your reservation. This fee gets credited to your reservation, as long as you do not cancel any of the rooms.

Furry Friends are Family
Sipapu is a dog-friendly resort and pets are welcome in our all of our lodging rooms, except our Riverside Cabins and the Big House. Your pet is considered a guest and must be declared at check-in. Sipapu charges an additional $20 per visit for each pet(two dog maximum).
Smoking and Other Damages
All of our guest rooms are non-smoking, and guests are responsible for any damages or extra cleaning costs due to smoking. Anyone who negligently or intentionally causes damage to our property will be liable for damages, including our resort’s loss of revenue resulting from the inability to rent rooms while the damage is being repaired.
The Mountain Lodging Experience
Sipapu offers a no-frills, quintessential mountain lodge experience, which means our units do not have cable TV, hair dryers, shampoo, or laundry facilities, and we do not currently offer a swimming pool or hot tubs (although some guests enjoy the river!) Our climate does not require air conditioners. We do not have telephones (although cell service is typically available throughout the property). Select rooms have TVs that only work with wifi, kitchens, coffeemakers, and some have microwaves and refrigerators. If you have any questions about this, please contact us at 800-587-2240.
Check-In and Check-Out
Your check-in time is at 3:00 p.m. When you arrive, please visit the main lodge to check in (our reservations desk is staffed from 8 a.m. to 10 p.m.) If you arrive after 10 p.m., your room key will be in an envelope with your name on it, and it will be tacked to the front door of our main lodge.
Check-out time is at 11:00 a.m. Please return your key at our reservations desk upon departure.
